High Efficiency Lighting
Lighting systems for the 21 Acres Center are designed based on the City of Seattle energy code which is more restrictive than that of King County or even Title 24 in California. Use of all systems in the worst case scenario will not exceed the Seattle code’s standards. Daily variations in weather and building occupancy will raise or lower usage. Lighting will be installed based on the concept of providing quality lighting while using less energy and harvesting the natural daylight that enters the facility with the translucent window system. Ambient light sensors will read the amount of light that enters the zones during daylight and will set the fixtures down to maintain a desired light level, thus reducing the energy consumption. Occupancy sensors for areas that have lower traffic flow lights will turn off lights in areas that are not occupied. An automated lighting control system will sweep the building in non-occupied times and turn off any lights that are not controlled by occupancy sensors.
The building will have the most current lamp and ballast technology. Fixtures will be chosen to achieve quality lighting with a great look that will enhance the facility in all functional areas including kitchens, classrooms and the market. Using many quality manufacturers, and teaming up with a local manufacturer’s representative, 21 Acres construction managers will purchase the best priced products as the project proceeds and high quality, yet cost appropriate fixtures for the best overall package. With these fixtures and sophisticated controls 21 Acres anticipates saving 25% to 33% of its annual lighting energy usage which will allow for an 8 to 10 year payback of the higher initial capital cost of this more efficient lighting system. This system is designed to reduce maintenance costs for both materials and labor.
